The short version
A re-roof is loud above the ceiling and ordinary below it, with exceptions we will name. You do not camp in the yard. You do not need a week in a hotel for a standard tile or metal replacement. You do need to treat strip day as a day when calls, naps, and a nervous dog will suffer. If someone in the house is working shifts, or a baby sleeps in the morning, tell us before we lock the start. We can often put the noisiest hours at one end of the program. We cannot make tiles quiet.
The fear is rain into the bedrooms. That fear is about sequence, not about whether you sleep at home. The area opened in a day is the area we can dry in before we leave. You should hear that rule at the quote, and you should see it held on site.
What the house feels like
Expect boots, radios, and the crack of tiles or the scream of a screw gun. Vibration drops dust from the ceiling rose and from the top of the robe. It is old dust, and it is annoying, and it is normal. Cover beds, clear benches, and take the good clothes out of open wardrobes on the top floor. You do not need to empty the house. You need to respect gravity.
Power and water stay on unless we have told you a particular circuit or a solar shutdown is required. The kitchen works. The shower works. The street will have a bin or a truck, and the nature strip may be ugly for the week. Bring the bins in the night before so we are not working around them. Tell the neighbours yourself if the sideway is shared. A note from you lands better than a note from us.
Inside access is occasional. We may need the manhole to check a wet corner, and we may need a power point. We do not need to wander the hallway. Agree the door you want used, and keep pets off that door. A dog on strip day is a safety problem, not a charming site story.
Who should think twice about staying
A household member with a severe dust allergy, a recovery that needs quiet, or a home dialysis routine deserves a plan, not a shrug. Sometimes that plan is one night away for the strip only. Sometimes it is a later start. Say it early. A two-storey house with a sick room on the upper floor feels the work more than a single-storey brick veneer.
If the ceiling itself has to be opened because the plaster is already down or the timber repair cannot be done from above, that room is not a bedroom for the duration of the opening. We will say so in the scope. A standard re-roof does not include wrecking the ceiling. If a quote assumes it does, ask why.
The work is roof replacement in Melbourne. Staying home is the usual arrangement on that job. It is not a dare. If the roof is cement sheet, we are not the removal crew, and the living arrangements for that removal belong to the licensed removalist, not to this page.
Rain, security, and the end of the day
Ask what “dried in” means on your roof. It should mean the opened area is sheeted or covered so a night shower does not become a ceiling stain. It should not mean a hopeful tarp and a text. If the forecast turns, we stop opening new area. You might lose a day on the program. You keep the plaster.
Lock up as you normally would. Tools should not be your security system. If a side gate has to stay unlatched for access, we say so, and we say when it is closed. Valuables move off the upstairs landing because a stream of people on ladders is still a stream of people. That is ordinary caution, not a speech about trust.
At the end of each day you should know whether the roof is at a safe pause. A five-minute conversation beats a guess at 7pm when the street is quiet and you are staring at a cover you do not recognise.
Dust, furniture, and the rooms upstairs
Fine dust finds picture rails, the top of a robe, and a bathroom exhaust that was already dusty. Cover what you care about on the upper floor and leave the ground floor mostly alone, unless the manhole is in a downstairs cupboard and we have said we need it. You do not need professional cleaners every evening. You need a vacuum once at the end, and a willingness to ignore a film on the day the tiles come off. Wiping during the strip just redistributes it.
If a ceiling rose has cracked with age, tell us. Vibration can finish a crack that was waiting. That is different from us damaging a sound ceiling, and the photo you take the day before is what makes the difference obvious. Same for a skylight well: the shaft will drum. The shaft should not suddenly leak from a cover we failed to set. Say which rooms worry you and we will treat those as the ones we check before we leave, rather than discovering your list at handover.
How to make the week ordinary
- 1. Clear the manhole path and cover upstairs rooms
- 2. Plan the strip morning around sleep and calls
- 3. Keep pets behind a door we are not using
- 4. Ask each afternoon whether the lid is dried in
- 5. Save a proper clean for the day after handover, not for every lunch break
