Two-storey access and roof prices in Melbourne

Two-storey access raises a Melbourne roof price because the work takes longer and the edges need proper protection. The tiles may match the house next door. The fall beside them does not. Roof Revival Melbourne puts height in the quote before anyone is standing on the eave.

The short version

A two-storey roof is not a single-storey roof with a taller front door. Every tile, every ridge metre and every bucket of bedding has to travel further, and the person carrying it is working above a real drop. That is why a fair quote moves. It is also why a quote copied from a single-storey job goes bad on the first morning: the protection was never priced, so either the bill grows or the high hips get rushed.

The product we are talking about is roof restoration in Melbourne. On a standard home the planning band is about $4,000–$12,000. Two storeys often push a restore toward the top of that band, and a large, steep two-storey roof can sit above it, because the hours changed. Replacement commonly starts from about $20,000 before height is added to the strip and the install. We still do not price your suburb. We price the way we have to reach this roof.

What “access” means once the house is two storeys

Access is the whole path. Where the truck stops. Whether a side gate takes a load. Whether the upper eaves sit over a path, a glass roof, a pool or a neighbour’s fence. Whether the rear is two storeys while the front is one, which is a very Melbourne plan and a very common reason the quote and the owner’s guess disagree. From the ground you see the street face. From the roof we see the elevation that actually needs the setup.

Edge protection is part of that path. On a two-storey roof we are not improvising with a single ladder and a hope that the gutter holds. The quote should say how the edges are worked. If it says nothing, you do not have a saving. You have a blank line that gets filled in later, sometimes in cash, sometimes by skipping the dangerous metre. Roof Revival Melbourne would rather show the setup in the price than argue about it with the tiles already on the lawn.

Pitch multiplies height. A low two-storey hip and a steep two-storey hip are not the same day. Steep tiles are slower to walk, slower to bed, and less forgiving if a unit slips. We measure that. We do not use “two storey” as a flat surcharge that ignores a gentle roof or punishes it the same as a steep one.

Where the extra hours actually go

On a restore, the extra hours are in carrying, in setting up, and in working each ridge without rushing the high side. Re-bedding is hand work. It does not become quicker because the house is impressive. Broken tiles have to come down a controlled way, and replacement units have to go up without a trail of broken terracotta on the path. Prep of the field still has to happen on the tiles we are coating. None of that is a wash you do from the garden. It is time on the roof, and time on a two-storey roof costs more because it is slower and it has to be safe.

On a repair, the same logic applies to a smaller area. A slipped tile over a single-storey garage is a short visit. The same slip on the upper rear, above a void, is a setup plus a repair. Owners sometimes hear a small-problem price and then feel ambushed. The ambush is the missing storey. Tell us which level the leak is on. We will still look, and we will not pretend the upper plane is the lower one.

On a replacement the hours show up twice: once in the strip and once in the new roof. Old tiles are heavy. Dropping them off a two-storey eave into an unplanned zone is not a method we will price. Disposal, protection of gardens and glass, and a controlled way down are part of the job. A starting band around $20,000 assumes a straightforward replacement. It does not assume we can ignore a full storey of fall. If your quote does, ask where the protection went.

What a two-storey quote should show

Height is a factor with a paper trail. These are the lines that separate a price we can work to from a single-storey number with your address typed on it.

Access lineWhy the price movesA fair quote says
Which parts are two storeysFront and rear often differThe planes we are set up to reach
Edge protectionThe fall is the hazardHow the perimeter is worked, included
PitchSteep work is slower at heightWhat we measured, not a default
Material pathTiles and bedding travel furtherThat carrying is in the labour
Ground constraintsPools, glass, fences, narrow sidesWhat we must protect or stage around
Neighbour boundaryEaves can sit on the fence lineIf consent or a limit changes the method

If the cheaper quote has the restore description and none of those rows, it is not a sharper price on the same two-storey roof. It is a price for an easier roof. The planning band of $4,000–$12,000 still helps you think. It does not replace the rows. A modest two-storey restore can sit inside the band. A complex one can leave it. Both outcomes are normal. Silence is not.

Split-level houses and the quote that only saw the front

Melbourne is full of houses that are one storey to the street and two storeys to the garden. The street photo looks manageable. The rear eaves are the job. We inspect both. If you only send the front photo, we will not lock a number until we have seen the back. A quote from the footpath photo is how two-storey access becomes a variation. Staging off a low garage roof is only acceptable when the quote says that is the method, and when the fall from the upper eaves is still protected.

What we will not cheapen to win the two-storey job

We will not delete edge protection to slide a two-storey restore under a number you were quoted for a single storey. We will not leave the upper hips for a later visit that nobody priced. We will not rush bedding because the setup was undercooked. Those are the failures we see when a height-blind quote meets a real house. We also will not invent a penalty because the facade looks grand. Some upper roofs are simple hips with a clear side path. They cost more than the same hip at one storey. They do not cost a nervous round number. The inspect keeps both mistakes out.

How this sits next to the rest of the scope

Access does not replace the other lines. A two-storey quote still needs ridges, a tile allowance, valleys and a decision about solar. Height makes each of those lines slower. It does not make them optional. If panels sit on the upper plane, the lift is part of access as well as part of the roof scope. Skipping them because they are awkward is how the dry part of the roof gets restored and the wet part waits.

If the tile body is finished, access does not rescue a restore. You would be paying two-storey rates to coat a roof that should be replaced. We will say that. Replacement commonly starts from about $20,000 and then meets the same height lines in the table. Doing the wrong product safely is still the wrong product.

Typical inspect-to-scope process

  1. 1. Walk the ground and note every two-storey plane
  2. 2. Inspect the roof and the way edges must be protected
  3. 3. Price labour at that height, not at a single-storey rate
  4. 4. Quote restore or replace with access written in
  5. 5. Set up as quoted, then do the roof work

Tell Roof Revival Melbourne the storeys before we visit. Call 0426 516 883 or email info@roofrevivalmelbourne.com.au with the suburb and two photos, including the rear if the rear is the tall side. We will price the access you actually have.

Questions

Height adds time, edge protection and a harder path for materials. The same ridge or tile work takes longer when it cannot be done from the ground.
It should be. A two-storey or steep roof needs a safe way to work the edges. If protection is missing from the quote, it often appears as an extra on the first morning.
It can move a job toward the top of the $4,000–$12,000 restore band, or above it when the roof is large and steep. The inspect sets that. Storeys alone are not a tariff.
Yes. Strip, disposal and install all take longer at height. Replacement commonly starts from about $20,000 before two-storey access is added to the written scope.
