Asbestos and roof quotes in Victoria

Asbestos changes a Victorian roof quote because suspected cement sheet is a licensed-removal problem, not a wash, a paint job or a casual strip. Do not drill or pressure-wash it. Roof Revival Melbourne inspects, stops, and refers removal to a licensed removalist.

The short version

If your roof might be asbestos cement, the quote in front of you is incomplete until someone has said so out loud. Older Melbourne and Victorian houses, garages, eaves and farm-style sheets still carry that suspicion. Looking from the street is not a test. A cheap “re-roof” that plans to cut, break or pressure-wash the sheet is the wrong quote. Licensed removal is a separate trade. We inspect and refer. We do not remove it, and this page will not tell you how to.

The page for that conversation is asbestos roof advice in Melbourne. After a licensed removalist has cleared the roof, a replacement commonly starts from about $20,000 for a straightforward new roof, scoped on whatever is left to build on. A tiled restore in the $4,000–$12,000 band is a different product for a different roof. It is not a way to “deal with” suspected asbestos sheet. We do not price the suburb. We price the risk we can see, and we stop where our trade stops.

What a roof quote is allowed to assume

A normal tile restore assumes tiles. A normal metal re-coat assumes metal that is safe to work. A replacement assumes we can strip the old roof under an ordinary building method. Those assumptions fail when the lid is asbestos cement, sometimes called fibro in older conversations. The sheet can look tidy. It can look like a later product. Age is a clue, not a certificate. Homes and outbuildings from before the 1990s are where we slow down. So is any roof a building report has already flagged.

Roof Revival Melbourne is not a laboratory and not a licensed asbestos removalist. On an inspect we can say “this looks like it needs a proper identification before anyone touches it.” We cannot clear it with a glance. If the suspicion is real, the roofing number pauses. The next quote that matters is the licensed removal quote. Our re-roof quote, if you still want us for the new roof, is written for the roof that exists after that removal, not for a fantasy where the sheet comes off like ordinary iron.

Silence is expensive. A replacement quote that never mentions the old cement sheet will either stall when a careful crew arrives, or it will be the sort of crew willing to disturb it. Neither is a result you want. Ask the question before you compare totals. “What do you believe this sheet is, and who is licensed to remove it if we are wrong?”

Do not disturb it while you shop for a price

The hazard is fibres released when the material is broken, cut, drilled, sanded, scraped or hit with a pressure washer. Leaving a sound, sealed sheet alone is a different situation to attacking it because it looks stained. This article is not a removal guide, a sealing recipe or a weekend method. Do not drill samples out of the sheet yourself. Do not pressure-wash it. Do not walk a suspected asbestos roof to take close photos for quotes. Do not let a painter, a cleaner or a roofer “tidy the moss” off it. Do not accept a coating quote that needs the surface cut back or blasted.

Photos from the ground are enough for a first call. Tell us the age of the house if you know it, and tell us if an inspector has already used the word asbestos. We would rather delay a roofing quote than become the people who disturbed the sheet while “just checking.” If a contractor’s process requires them to break the sheet to price the job, that contractor should be a licensed removalist, not a general roof quote doing you a favour.

How the money splits in Victoria

Treat the project as two commercial facts. First, identification and licensed removal, which we do not sell. Second, the new roof, which we can quote once we know the sheet is gone and we can see the frame. Mixing them into one casual “asbestos roof replacement” number is how owners discover, mid-job, that nobody on site holds the right licence, or that the removal cost was never in the page they signed.

Quote lineWho it belongs toWhat goes wrong if it is missing
Suspicion called outThe inspect, before any workA normal roof price assumes a normal strip
IdentificationA proper test, not a street guessEveryone argues from a photo
Licensed removalA licensed removalist in VictoriaThe sheet gets cut, washed or dumped as ordinary waste
Clearance to rebuildThe licensed process, not our opinionThe new roof starts on an uncleared job

We will not publish a dollar figure for removal. That price belongs to the licensed trade, and it depends on their scope, not on a roofing blog. We will not publish a per-suburb roofing price either. What we will say is that a new roof, once you are allowed to build one, commonly starts from about $20,000 for a straightforward replacement. The licensed removal sits beside that figure. It is not a small extra inside a restore band.

What we will and will not put on our invoice

We will inspect from a position that does not mean breaking the sheet. We will tell you if we think you need licensed advice before any roofing scope. We will refer you toward licensed removal rather than improvise. We will quote a replacement after the roof is cleared, including the usual lines: frame condition, insulation, flashings, access and disposal of ordinary new-roof waste. If the frame is tired once it can be seen legally, that is a real variation and we will say so then. We will not pretend we could have known the timber under a sheet nobody should have opened.

We will not pressure-wash a suspected asbestos roof. We will not drill it, screw into it, grind it, or coat it as if it were a tile restore. We will not describe a $4,000–$12,000 restoration as a treatment for asbestos cement. That band is for a standard tiled or suitable roof that can be restored. Asbestos sheet is not that roof. We will not stay on a job where another trade starts breaking suspected sheet beside us. We will not give you steps to remove a small area yourself. Small, weathered, or “only the garage” does not make it a home project.

Garages, eaves and the mixed roof

The house roof can be tile and the garage, the eaves, or a rear skillion can be the suspect sheet. A tile restore on the house can still be the right product, inside the usual planning band, while the outbuilding is a licensed-removal conversation we will not fold into the tile invoice. A report that says possible asbestos is a reason to pause. Send us that sentence. We will not argue with a laboratory, and we will not outbid a contractor who is willing to cut first.

How to ask for a quote without making it worse

Call or email. Say the suburb, the storeys, and that you suspect asbestos or that a report mentioned it. Send ground-level photos only. Do not climb, lift a sheet, or accept a price that needs a sample cut by an unlicensed visitor. A careful contractor will slow the roofing number down. When removal is finished through a licensed removalist, ask us back if you want the new roof. We will inspect the cleared frame and write a replacement scope then.

Typical inspect-to-scope process

  1. 1. Hear the age of the roof and any existing suspicion
  2. 2. Inspect without drilling, cutting or pressure-washing
  3. 3. Stop and refer licensed removal if asbestos is suspected
  4. 4. Wait for that licensed process to finish
  5. 5. Quote the new roof on the cleared frame

Roof Revival Melbourne will not talk you through removal. Call 0426 516 883 or email info@roofrevivalmelbourne.com.au and tell us what you suspect. We will inspect, and if the sheet needs a licensed removalist, that is the advice you will get.

Questions

No. We inspect. If asbestos is suspected we stop and refer licensed removal. We do not drill, cut, scrape or pressure-wash suspected asbestos cement, and we do not quote a DIY path.
Suspicion only. Older cement sheet can look like other products. Confirming asbestos is a laboratory matter. We will not price a roof as safe to disturb because it looks familiar.
Licensed removal is its own line, done by a licensed removalist, before any re-roof of a cleared roof. A quote that is silent on a pre-1990 cement roof usually becomes a variation.
Do not pressure-wash, drill, sand, scrape or break it. Disturbing it is the hazard. Get licensed advice. Roof Revival Melbourne will not sell a wash or a coating on that roof.
