Ten-year-old roofs in Melbourne's northern growth corridor usually need flashing, screw or overflow repairs. Builder Colorbond and concrete tile in Epping and Craigieburn fail at those details first. What "about ten years" means out here

Epping and Craigieburn are not one housing age, and this article is not every roof in either postcode. Around Epping's older grid — High Street, the original township, the streets that behave like a northern Reservoir — you still find 1970s–1990s brick veneer under concrete tile. Craigieburn has 1990s brick near the Hume Highway and Craigieburn Central, and early-2000s estates whose concrete tile is already past a first decade. Those roofs have their own maintenance window. They are not the job below.

The roofs in this article are volume-built Colorbond or concrete tile, about ten years old. In Epping that is the streets around Pacific Epping, Harvest Home Road and the hospital precinct: two-storey homes, builder flashings, ensuite pop-ups, solar rails and porch junctions. In Craigieburn, Mickleham and Roxburgh Park it is the same decade on the newer stages — concrete hips with Colorbond gutters, or metal on townhouses, often with a tile roof and a metal alfresco on the same title. Flashing is the first open joint

Builder flashings are where these roofs leak. Ensuite pop-ups, solar-rail penetrations, porch and alfresco junctions, and the change of pitch on a two-storey hip all rely on aprons, soakers and sealant that coped with handover and then met ten summers. Northern heat cooks the seal. Movement at a two-storey junction opens it. A later solar install lifts tiles or sheet and the original flashing is never put back as a flashing. Water follows the penetration into the ceiling of the room that was added for the view.

Craigieburn and the Epping estates both have tile main roofs with a Colorbond porch, garage or alfresco. The apron between them is a usual leak, because the two materials move differently. A repair puts a proper lap back. Concrete tile of this age more often loses the bedding on a short ridge than the field itself. Re-bedding that run is a repair. Screws and washers

Colorbond on these estates is fixed with screws and washers. Heat on north and west faces, and wind across still-open country, work the fastener. The washer perishes. The screw backs out. The hole can ovalise. Water then tracks the fastener grid. In the roof space you get a drip line that matches the screws, not a rust hole in the pan. From the ground the roof still looks fine.

A screw repair is new washers, the right fasteners, and replacement of screws that have already wallowed the hole, plus a check of penetrations while we are there. Overflow is a gutter problem that looks like a roof problem

Estate gutters on these houses are often small, and the eaves are short. A northern storm cell drops more water than that gutter was drawn to carry, especially once construction dust and new landscaping debris sit in the valley and the pan. Epping still has paddock dust and site dust on growth streets. Craigieburn valleys collect the same mix. Water tops the gutter, runs back at the eave, and stains a ceiling that never had a hole in the sheet above it.

Overflow is fixed by clearing what is holding water, correcting fall, and replacing a section that has split or pulled off the fascia. Two-storey height belongs in the quote. When a re-roof is the honest quote

Replacement on a straightforward house in this corridor plans from about $20,000. That is a new system: strip, check the timber, named sarking, new sheet or tile, flashings, disposal. We replace when the sheet is holed or rusted through, when wind has creased panels, when underlay is wet across the plane, or when young tile is breaking up rather than losing a ridge bed. We repair when the failure is a flashing, a screw line, a short ridge, or a gutter that cannot clear a storm.
