The short version
Most Craigieburn metal roofs need a screw-back and flashing repair, not a new lid. Replace when sheet is holed, rusted through, or wind has lifted panels. Dual tile-plus-metal homes and 10–20 year estate stock fail at the junction first. Roof Revival Melbourne scopes both materials in one visit. A 1980s tile restore package is the wrong product on a Hume growth-corridor Colorbond, and a full replace is the wrong product on a twelve-year sheet that only lost washers on the west face.
This article supports Craigieburn and Craigieburn roof replacement. Metro metal work also sits on metal roof restoration and Colorbond replacement.
What 10–20 year estate stock actually does
Craigieburn, Mickleham and Roxburgh Park are mixed on purpose. Early 2000s stages brought concrete tile on two-storey hips with Colorbond fascia and gutter packs. Newer stages lean metal on townhouses and contemporary builds. Older pockets near the Hume Highway and Craigieburn Central are 1990s brick veneer whose tile is only now hitting a first maintenance window. The metal conversation in this suburb is mostly 10–20 year estate stock — old enough for fasteners and flashings to fail, too young for a “the iron is finished” story copied from Footscray.
That age band is why repair versus replace is the useful question. The sheet is usually still sound. The screws are not. The washers have perished. The silicone at the skylight has cooked. The alfresco was added in year eight and the apron was never a real apron. Owners hear “roof” and get offered a membrane or a new lid. The inspect should be allowed to say “screw-back and re-flash”.
Wind is the under-appreciated factor. Craigieburn catches northerlies and westerlies across paddocks that are still being subdivided. We see lifted screw lines on metal and drifted ridge caps on tile that is barely fifteen years old. Builder-grade mortar and rushed fastener patterns meet open-country wind. That is not proof the whole roof is scrap.
Screw-back — the job we do most
Screws back out. North and west faces first. Heat expands the sheet; wind works the shank; the neoprene washer dies; the hole ovalises. Water tracks on the fastener, not through a rust hole in the pan. From the ground it can look like nothing. In the roof space you get a drip line that matches the screw grid.
A screw-back is a repair: correct fasteners, new washers, replace the ones that have already wallowed the hole, check every penetration. It is not a restore in the tile sense. It is not a wash. It is not a new roof. Roof Revival Melbourne will quote it as maintenance. We will not upsell a replace because the west pitch looks chalky.
Chalking on Colorbond is a face. Sound sheet can be cleaned as prep if you later coat. Coating a metal roof is a hold, not the equal of new Colorbond. We say that before anyone buys a colour. Holes, rusted-through pans, and profile crushed by solar traffic are the replace flags. Surface rust at a cut edge can sometimes be treated. Through-rust cannot.
Wind lift and what replace actually looks like
Open-country gusts lift edges and poorly fixed barges. A few sheets that have ridden up can be re-fixed if the pan is still intact and the batten or purlin is sound. Sheets that have creased, torn at the fastener, or been folding in the wind are finished. You do not hammer them flat and paint them. You replace the plane — or the roof if the same fixing pattern is everywhere.
Replace on Craigieburn metal plans from about $20,000 for a straightforward house. That band is a new system: strip, check timber, named sarking, new sheet, flashings, ridges, disposal. It is not the screw-back invoice with a zero added. Two-storey townhouse access and solar sequencing move it. Hume-side commercial and large sheds are a different conversation again.
If only the porch or garage plane has failed and the main tile roof is sound, we replace the metal plane and leave the tile — or restore the tile ridges in the same visit. That is the dual-material job this suburb was built on. One scope. One crew. The junction gets a real flashing.
Dual tile and metal — the leak is the join
Craigieburn dual-material homes are normal: tile main roof, Colorbond porch, alfresco or garage. Each material fails differently. Tile wants ridge work and valley iron. Metal wants screws and flashings. The leak is usually where they meet. A trade who only does tile will silicone the join. A trade who only does metal will treat the sheet and ignore the mortar. We do both so the join is in the same method statement.
On the tile side of a 10–20 year house, premature ridge failure from low-grade original bedding is common. Re-bed and repoint the caps. That is not a sign the field needs replacing. On the metal side, the same house can need a screw-back the same week. Calling the whole thing “restoration” or “replacement” without splitting the materials is how the quote lies.
Valley blockages from construction dust and new landscaping debris show up on both materials. We clear and check. We do not call a blocked valley a new roof. If the valley iron is rusted through under the leaf, we replace the valley. That can sit inside a repair on an otherwise sound lid.
When repair is dishonest
Repair is dishonest when the sheet is holed across a plane, when rust is through, when wind has finished the edge, when sarking under metal is wet across bays, or when an engineer or insurer has already written the system off and the roof agrees. Then Roof Revival Melbourne replaces. We will not coat holes. We will not screw-back a pan that tears when you stand next to the fastener.
Repair is also dishonest as a delay tactic: three visits of silicone on a junction that needs an apron, or a cheap spray on tile that is already past 20 percent crumbling. The northern corridor has enough young roofs that most metal jobs should still be repair. The ones that should not be are obvious once you are on the roof. We would rather lose a replace invoice than own a leak in six months.
What this is not
This is not a wash tutorial and not a 1980s concrete restore article. Craigieburn tile pockets do get restore work — ridges, a handful of units, a coat if the field is sound — and that lives on the suburb page. Metal is a different sentence. Cleaning factory dust and early mould on a south pitch can sit inside a prep if we are coating. It is not the headline job when screws are backing out.
We cover Craigieburn, Mickleham and Roxburgh Park. Inner-north Edwardian terracotta is a different hub. Do not copy a Brunswick heritage paragraph onto a 2012 townhouse. Call (03) 9000 0000 or email info@roofrevivalmelbourne.com.au with suburb, storeys and two photos — include the tile-to-metal join if you have one.
Typical inspect-to-scope process
- 1. Identify metal, tile, or dual on the same house
- 2. Walk screw lines, edges, penetrations and the junction
- 3. Recommend screw-back, flashing, restore on tile, or replace
- 4. Quote the band that matches — repair or $20k+ replace
- 5. Do the work. Handover photos.
