The short version
Melbourne gutters do two different things wrong, and owners buy one remedy for both. They fill with seed, mud, and granule from a tired tile coating, then overflow in a hard rain. They also rust out, quietly, until the sole is lace and the water never reaches the downpipe at all. Overflow from a full but sound gutter is maintenance. Water pouring through the bottom of the gutter is a replacement. Scrubbing the second one, or flushing it, gives you a clean view of the holes.
Stand under the eave after rain if you can do it without climbing. A tide line on the fascia, granules in the garden, and a gutter that still holds water point to blockage or fall. A gutter you can see daylight through, or a corner that has opened, points to steel. Those are the photos we want before anyone books a flush they will have to undo.
What failed steel looks like
Pinholes along the sole, especially on the south side and under trees, where the gutter stays damp. Orange lace at the back, where the tile drip has concentrated. Internal corners that have split because the bracket let the gutter droop and the sealant was asked to be structure. A fascia stain that is rust-coloured rather than dirt-coloured. Metal you can flex with a finger is metal that has already left the conversation about cleaning.
Age helps and does not decide. A twenty-year gutter under a eucalypt in a damp yard can be finished. A forty-year gutter on a windswept hip, still thick, can be a cleaning problem. We look at the steel. We do not look up a life expectancy chart and condemn a suburb.
The replacement is gutter replacement in Melbourne. It includes the profile, the brackets, the fall, and the downpipe connection. A new gutter on a rotten fascia, or a new gutter that ponds because the fall was copied from the failed one, is a short replacement. The scope should say what the fascia needs and where the water is supposed to go.
What a clean can still do

Saying it can stay is allowed. Replacing a sound gutter because we are up there with a trailer is not a favour. It is a bigger invoice.
Coatings and tile washes shed grit for a while afterwards. That grit is a reason to have a sound gutter cleaned after a restore, by the people who clean gutters. It is not a reason to throw the gutter away. It is a reason to check it is still steel before the restore starts, so you are not filling a lace sole with slurry and calling it prep.
Leaf guards are the other false rescue. A mesh on a holed sole keeps the leaves out of a gutter that no longer holds water. Guard the gutter after the steel is sound, if you want a guard at all. The order is steel, then debris strategy. The overflow note helps when the ceiling stain is really a gutter that cannot cope, sound or not.
Downpipes, fall, and the roof behind
Replacement is a system for a few metres at a time. A new gutter that discharges into a downpipe full of roots or a painted-over bend will overflow on the first good rain and look like a bad gutter. We check the outlet. Buried drains that do not drain are a plumber’s pipe, and we will say so rather than sell you a second gutter.
Fall has to be visible in the way water behaves. A dead level “architectural” gutter on a house with large tiles will hold a pond. Ponds rust the next sole. The replacement should fall to an outlet you can point at. If the house has no legal place for that water, that is a design problem to solve before the metal is ordered.
The roof edge matters. A tile roof that drips behind the gutter because the eaves flash or the tile tail is wrong will destroy the new steel in the same place. A metal roof that dumps a sheet of water into an undersized gutter will overflow a perfect sole. Sometimes the gutter quote grows a roof detail. That is the inspection working. Sometimes the roof is fine and the gutter is the whole job. That sentence should be available too.
How this sits with a restore or a re-roof
On a restoration, failed gutters are a line you can add, not a surprise on day two. On a re-roof, the eaves are open and the gutter is often the cheapest it will ever be to change, if it has failed. If it has not failed, leave it. Combining the jobs is about scaffold and access, not about a package mentality. Write “gutters remain” or “gutters replace, north and west” so the crew does not improvise a third option.
Colour and profile are choices with a street attached. Quad, or a fascia profile the house already has. We match when matching matters and we say when the old profile is the reason it failed. A like-for-like replacement of a chronically undersized gutter repeats the overflow. Capacity is allowed to improve. Capacity is not a clean.
