What overflow looks like

A trough overflows when water arrives faster than it can leave. Debris at the outlet, a downpipe that cannot take the cell, a fall that ponds, or a corner that has collapsed: the water goes somewhere. Over the front lip it sheets down the fascia and the wall. Paint blisters on the eaves. A tide mark appears on the brick or the render under that corner, often the same corner every heavy rain. You can stand outside during the storm and watch it. That is overflow.

Over the back of the gutter is the version that gets called a roof leak. The water misses the trough and runs into the eaves cavity. It wets the soffit, the top of the wall frame, and sometimes the ceiling right where the ceiling meets the external wall. The stain is a perimeter stain. It lines up with a low point, a blocked outlet, or a stop-end. The tiles above that spot can be sound. The ridge can be sound. The roof did not “leak” in the trade sense. The trough did not keep the water outside.

Melbourne makes this common. Plane trees and elms in the inner north drop fine litter. Eucalypts load eastern valleys and the gutters under them. A summer dump on a Point Cook or Tarneit roof hits a trough that was sized for a quieter rain. The same house can overflow in February and stay dry in June. Frequency at one corner is a trough clue. What a roof leak looks like

A roof leak is water that crossed the covering: open ridge pointing, a valley, a chimney apron, a skylight soaker, a cracked or slipped tile, a lap on metal. The stain often sits away from the gutter line — mid-ceiling, under a hip, beside a light, along a corridor that follows a valley in the roof space. It appears in rain even when you have watched the gutters and they were not spilling. In the roof space the sarking or the battens are wet above the stain, not only at the eaves.

Water still travels. A ridge fault can drop inside the room rather than under the cap. That is why “away from the gutter” is a strong clue, not a proof you diagnose from the lounge. The ceiling edge that fools people

The hardest mark is a stain in the corner of the ceiling, hard against the wall. Overflow into the eaves does that. Blistered fascia paint, a wet soffit, and a gutter you saw spilling: start with the trough. Dry fascia, an empty gutter, and wet insulation a metre in from the wall: start with the roof edge as a roof path. We confirm on site. A phone photo of a yellow corner cannot see the back of the gutter or the last course of tiles.

Box gutters are the inner-city version of the same trick. A box between two roofs, or against a parapet on a Richmond terrace or a Preston Federation house, overflows inside the plan. The stain can sit mid-building because the trough itself is mid-building. That can be capacity, a failed outlet, or steel that has rusted through. It can look identical to a tile leak from the room below. We inspect the box. If the covering is sound and the box is the failure, the scope is the box. If the box is holed, that is replacement or relining, not a story about the tiles.

If the honest job is only the troughs

Say it on the form if you already know the gutter spills at the same outlet every storm and the ceilings are dry away from that wall. When the steel is finished

Overflow from a blocked but intact gutter is not gutter replacement. Replacement is the job when the trough has failed: rust through the sole, splits at corners, a fascia so far gone it cannot hold a fall, stop-ends that have left the building. Patching a pinhole is a small repair. Swiss-cheese steel is a new gutter, priced per metre plus corners, stop-ends and height. A flush is a fraction of that number and it does not replace steel. Leaf guard, if you want it, is a conversation with a new gutter, not an upsell on a flush.

Quad, OG, and a half-round or quad on an older street each need a profile conversation. We do not hang a modern face on a heritage eaves and call it close enough without saying so. Colour follows the roof or the trim you already have. The test that matters after hanging is whether water leaves at the outlet instead of sitting in a belly. That is replacement work. It is still not a roof-leak repair unless the covering is also open.

We will say when an ensuite, a wall, or a window is not us. We will not write a blocked gutter as storm damage to help a claim, and we will not write a real flashing tear as “just leaves” to avoid a repair.

Insurance sometimes pays a defined event and often refuses maintenance overflow. We document which one we saw. We do not invent the event.
