Why is a commercial roof repair a different job from a house repair?

A house roof repair can be finished while the occupants are at work. A shop, office, or small commercial roof shares the ceiling with staff, stock, and a landlord who is not the person who rang. Access, hours, and the sheet or membrane details change the scope. Roof Revival Melbourne treats that as a different job from a suburban tile repair, even when the leak looks the same from the car park.

The short version

The water is still water. The building around it is not a house. A commercial repair has to say when the crew can be on the roof, how stock underneath will be protected, who is allowed to authorise the spend, and which system is actually up there. Metal laps, box gutters, and penetrations for plant are more common than a terracotta hip. Turning up with a domestic tile method because the email said “leak” wastes the first visit.

Safety and neighbours change too. A roof over a footpath, a shared loading dock, or a medical suite is not a backyard. The scope includes exclusion zones and timing. It does not include a promise that trade customers will enjoy the screw gun.

Who is allowed to say yes

On a house, the owner can usually choose. On a leased shop, the landlord, the tenant, and the managing agent may all believe the roof is someone else’s line in the lease. We can find the leak. We cannot interpret the lease for you. Bring the person who can approve the work, or expect a second meeting. Starting because the tenant is distressed, then stopping because the landlord never agreed, is how a tarp becomes permanent.

Body corporate and commercial strata add another approval layer. A leak into one tenancy can still be a common roof. The photo of the path helps the manager explain the spend. A verbal “just patch it” from a lot owner is a weak instruction if the sheet is common property.

The service is commercial roof repairs in Melbourne. The quote names the building, the authorising party, and the hours. If those three are blank, the price is a guess.

Hours, stock, and the ceiling underneath

Retail often wants the noisy work before open or after close. Warehouses may want it away from a pick shift. Offices may tolerate a Saturday and refuse a Tuesday board meeting. Write that constraint down. A cheaper weekday rate that soaks a showroom is not cheaper. We will say if after-hours work changes the crew size and the duration.

Stock and equipment under a known drip need moving before we open anything. We do not drag racks around as a surprise. If the ceiling grid has to come down to see a box gutter, that is a line in the scope, because putting a grid back is part of finished. A house plaster patch is a different trade moment from a shopfit ceiling. We will not pretend they are the same afternoon.

The roof systems are different

Domestic tile repairs are about units, bedding, and flashings. Low commercial roofs are often metal: laps, screws, ridges, and a box gutter that is everybody’s suspect and sometimes innocent. Plant penetrations — air conditioning, vents, a solar array on a tenancy — create the leaks that a domestic chimney detail only resembles. We look at the lap and the curb before we condemn the gutter. The factory-and-warehouse piece in this set goes further into laps. This page is the difference in how the job is organised.

Membranes and box gutters hold water on purpose, which means a small fall error becomes a pond. Ponding is a design and a maintenance fact. A repair can fix a split. It cannot always invent fall that was never built. If that is what we find, the scope will say the limit instead of selling a sealant tour.

Cement sheet on older commercial roofs is a stop sign. We do not remove it and we do not describe removal. If that is the roof, the next call is a licensed removalist, and the leak strategy has to respect that the sheet stays until they arrive.

What the quote should list

Authorising party. Access hours. Protection of the tenancy below. The detail being repaired, photographed. Whether the gutter, the lap, or the penetration is the path. Exclusions, especially plant that an electrician or a mechanical contractor owns. A return path if the first repair is a diagnostic opening rather than a certain fix. Commercial leaks sometimes need that honesty because the tray is hidden. You should know if you are buying a fix or a finding.

Compare that with a house repair quote and the difference is obvious. The house quote worries about the garden and the dog. The commercial quote worries about the public, the stock, and the person who pays. Both still need photos. A commercial job without photos is just a larger version of a vague domestic one.

Documentation the manager will actually file

A house owner can keep photos on a phone. A commercial file has to survive a property manager who was not at the meeting. Label the photos with the tenancy and the bay. State whether the repair is temporary drying-in or the finished detail. If a mechanical contractor has to reconnect plant, name them as the next booking rather than leaving the unit sitting on a curb that is only half flashed. The person who pays six months later should be able to see why this was not a domestic tile price.

Shared roofs over several shops need a note about which tenancy was wet and which bays were dry. Otherwise the next leak in the neighbouring shop gets blamed on the repair by default. We would rather write “south bay over tenancy two” than argue it from memory. That sentence is the commercial version of a bedroom name, and it belongs on the invoice.

Before we book the crew

  1. 1. Confirm who can approve the spend
  2. 2. Photograph the leak path and the tenancy below
  3. 3. Lock hours around trade, not around a guess
  4. 4. Repair the detail, or say if the roof system is the limit
  5. 5. Handover to the authorising party with photos

Questions

The leak method might rhyme. The scope should not. Hours, authority, stock, and the roof system need their own lines. A domestic tile price on a metal box gutter is the wrong document.
The lease decides, and we do not interpret it. We will document the path so the person who does interpret it has something better than a bucket photo.
Yes, with the exclusion and timing written in. The public edge is part of the job, not an afterthought when the first screw drops.
We do not remove cement sheet or explain how to take it off. The repair plan stops at that finding and points to a licensed removalist.
