Richmond roof repairs
Richmond roof repairs are written for terrace access, not for a wide suburban hip. Party walls and tight lanes decide how the job is staged. Roof Revival Melbourne inspects, then fixes the flashing, the tiles or the slate that has failed. A repair is not a restoration and not a replacement.
Terrace roofs, tight access, one failed detail
Richmond stock is terrace and tight access. The house is narrow, the roof span is short, and a party wall is often the thing that makes a leak look like it belongs to the neighbour. Roof Revival Melbourne writes the repair for the detail on your roof: a flashing that has left the shared wall, slipped terracotta or slate, a short ridge, a penetration over a later bathroom. Tight access is not a reason to skip the inspect and guess from the lane. It is a reason the scope includes how we reach the roof — lane, side passage, or the street frontage if that is the only legal stand for a ladder.
Because the span is short, owners are often told the only option is a new roof or a full restore. Sometimes that is true, when the covering or the sarking has finished. Often the finished thing is one flashing, and the rest of the terrace roof is still doing its job. We photograph both. After a storm, the order of who to call is in after a Melbourne storm, who to call first. The repair, when it is a repair, is still a measured detail and not a claim for the whole terrace.
We do not walk the neighbour’s roof to make our access easier, and we do not add their tiles to your quote. If the timber in the party wall is wet, we say so, because that changes the job. Suburb notes are on the Richmond location page. The service is roof repairs.
Inclusions
What a Richmond repair quote should show
Access and the party wall should be lines of their own. “Terrace roof sealed” is not a scope.
| Line | Should be explicit | Richmond note |
|---|---|---|
| On-roof inspect | Your roof photographed, including the shared wall | Tight access does not replace the inspect. The photo is still taken on the terrace |
| Access method | Lane, side passage or street frontage named | How we reach a Richmond roof is part of the repair price’s basis, written first |
| Failed detail | Flashing length, tile or slate count, ridge metres | A short span can make a small fault look total. The count shows what is actually failed |
| Party wall | Your flashing, and the timber only if it is wet | The neighbour’s roof is not in the scope by default |
| Photo report | The detail before and after | You can see the rest of the terrace roof was left alone |
| Escalate in writing | Say replace if covering or sarking is finished | Tight access is not, by itself, a reason to re-roof |
Tight access is not a restore and not a re-roof
A Richmond roof repair is priced after we see the detail and the way in. We do not publish a repairs figure for the suburb. A restoration planned at $4,000–$12,000 is a whole-roof re-bed and membrane on sound tile. Some Richmond tile terraces eventually need that. A split flashing does not. A replacement commonly starts from about $20,000 when the covering or the sarking is finished. The lane can make either of those jobs harder to stage. It does not rename them as a repair.
