What the estates actually are

Point Cook is 2000s–2020s Wyndham. Colorbond is the dominant lid. Some builders still put concrete tile on a two-storey. The houses are volume-built, often dark-roofed, often with a garage, alfresco or porch added as a second plane. Eaves are short. Gutters are small. The west wind comes across open land and the bay side and drives rain under flashings that were never asked to work this hard in a brochure photo.

That stock is not Box Hill 1984 concrete. It has not had forty summers of thermal cycling on a mortar bed. The tile body, where there is tile, is still young. The sheet, where there is sheet, is still in its first or second decade. Selling “restore, re-point, membrane” as the default is copying an eastern playbook onto a western estate.
