Werribee roof replacement
Roof Revival Melbourne replaces roofs in Werribee when tile or Colorbond is finished — and we say when a township restore still wins. Old streets are often concrete tile; new estates are metal. We inspect on-roof first. Postcode alone does not decide replace.
Why Werribee roofs are replaced — and when they are not
Werribee splits. Roof Revival Melbourne will not quote the township as if it were a new estate, and we will not quote Manor Lakes metal as if it were a 1970s concrete-tile street. Near the old centre you still get post-war and 1970s–1990s brick with concrete tile, early metal conversions, and the odd rural-fringe iron run toward Werribee South. Further out, newer estates brought Colorbond and builder tile packages. One postcode, two replacement briefs. Mixing them is how owners strip a roof that still had a decade in it.
Restore still wins on a lot of township tile. If the tile body is sound, battens are mostly dry, and leaks sit in valleys, ridges or a later carport junction, a re-bed, new valley iron and local sarking is the cheaper decade. Replacement becomes the honest township scope when more than a large patch of tiles are cracked through, when battens are rotten across planes, or when the underlay has failed as a sheet — not as a stain under one hip. We say that on the roof. We do not say it from a faded Google photo of Watton Street.
New estate Werribee is a different failure. Those roofs are young. They do not need a 1980s restore story. They need an honest look at flashings, screw lines and whether the underlay survived the first west summers. Replacement on new stock is uncommon and specific: a written-off underlay, a hail or storm that finished the profile, or a junction set so wrong that opening it is cheaper than chasing leaks for three years. A neighbour’s new metal roof is not evidence that your 1978 tile should come off.
Western plains wind and dust sit on both eras. Dust in a tile trough is not a replace trigger. Wind that has lifted a ridge on otherwise sound tile is usually a restore. Wind that has opened metal laps and wet the same eaves twice is a replace conversation. Werribee South mixed sheds and houses need the main dwelling scoped as a dwelling, not priced like a farm shed.
Access follows the street you actually live on. Township lanes, shop-strip parking and older crossings are a different day to a wide estate court. We put skip and scaffold in the first figure either way. Extensions, pergolas and carports added after the original build are common leak sources here; we decide whether that junction is a flashing job or whether the main roof behind it is already finished. Roof Revival Melbourne will tell you when Werribee still belongs on a restore invoice and when the split suburb has finally produced a write-off.
Inclusions
What a Werribee replacement quote should show
Township tile and estate metal do not hide the same extras. The lines below still have to be named on both.
| Line | Should be explicit | Werribee note |
|---|---|---|
| Strip-out | Tile or metal, sequence, liveable house | Township tile is heavier to pull; estate metal is faster — the quote should say which |
| Disposal | Skip, tip, layers | Older streets can hide a second layer; silence here becomes a variation |
| Sarking | Named product | Restore still wins if sarking failure is local; full-sheet failure is a replace line |
| Flashings | New valleys, ridges, junctions | Carport and pergola add-ons are the usual township leak — new metal, not mastic |
| Gutters | Optional priced line | Old galvanised township runs are often worth doing while scaffold is up |
| Scaffold | Two-storey and steep | Shop-strip and estate courts are different setups; both belong in the first number |
Planning band — not a Werribee quote
A Melbourne re-roof commonly starts from about $20,000. Colorbond on a typical single-storey home often lands $18,000–$35,000. Those are planning bands, not a quote for your street. Township tile replacement usually sits higher than a simple estate metal swap because of weight, disposal and valleys. A restore on sound township tile is a different product and a different band. We will not use the $20,000 figure to talk you out of a $6,000 restore that still works.

Restore vs replace in Werribee
On old township tile, restore still wins when the tile body is sound and the leaks are local. On new estate metal, repair the flashings unless the underlay is finished. Roof Revival Melbourne will not replace a restorable Werribee roof because the other half of the suburb is new. Read the parent Werribee location page, then the restoration cost guide and the replacement cost guide before you pick a spend.
