Clayton roof repairs
Clayton roof repairs are written for older tile and for infill, with tight access in the first number. Roof Revival Melbourne inspects both roofs where a block has been split, then fixes the valley, the ridge or the junction that has failed. A repair is not a restoration and not a replacement.
Older tile, infill, and the gap between the houses
Clayton stock is older tile and infill, and the access is often tight. The original house is concrete tile on a modest hip. The infill — a second dwelling down the side, a rear unit, a rebuilt section — may be tile or metal, joined to the old roof by a flashing that was the weak point from the day it was built. Roof Revival Melbourne repairs the piece that has failed. On the original tile that can be a valley, a short ridge or a handful of cracked units, if the body is still dense. On the infill it can be a lap or an apron. At the junction it is the flashing between them. We do not coat both roofs because the side setback made the inspect annoying.
Tight access is why the first number matters. A ladder in a one-metre side passage, tiles that have to come out the front because the infill blocks the rear, and edge protection between two close roofs all change the day. They do not change the definition of a repair. If you have been offered a restoration because the original tile “looks old”, read is roof restoration worth it in Melbourne? Age of the Clayton house is not the test. The test is whether this fault is local.
We also say when the older tile has finished and a repair would be a delay. Suburb context is on the Clayton location page. The service is roof repairs.
Inclusions
What a Clayton repair quote should show
Original tile, infill and the side passage should each be visible if they are part of the job.
| Line | Should be explicit | Clayton note |
|---|---|---|
| On-roof inspect | Original tile and infill photographed if both exist | Older tile and infill fail in different places. Both are opened only if both are in the fault |
| Junction | Flashing between the old roof and the infill, length written | That junction is a common Clayton leak and it is a repair while both roofs are sound |
| Access | Side passage width and how materials leave the site | Tight access is in the first number, not added once the tiles are on the nature strip |
| Local fault | Valley, ridge metres, tiles or infill lap | A cluster on sound older tile stays a repair |
| Photo report | The junction or the valley, before and after | You can see the other dwelling’s roof was not included by habit |
| Escalate in writing | Say if older tile or sarking is finished | Infill access does not justify a coat on a finished original roof |
Tight access is a line, not a new price band
A Clayton roof repair is priced from the detail and the passage, after the inspect. We do not publish a repairs figure for the suburb. A restoration planned at $4,000–$12,000 is a whole-roof re-bed and membrane on sound tile. It may be the right next conversation if every ridge on the original house has failed. It is not the label for one infill apron. A replacement commonly starts from about $20,000 when the older tile, the infill or the sarking is finished. Neither band is a repair price.
