The short version
In 2026 the confusing part of a painting quote is not the colour chart. It is the word “restoration” printed on a job that only changes the face. A proper restore re-beds and repoints, swaps the broken units, prepares the surface and then coats a hard tile. A paint quote coats. If the bed is powder and the south pitch is still growing moss into the pores, the coating is sitting on a roof that was not made ready. Owners ask for painting when the roof looks tired from the street. That is a fair request. A sound concrete tile, a sound terracotta that suits a coating, or a metal roof with an honest re-coat can take colour and gain a few years of protection from the weather on the face. The coating has to be specified for that substrate. The surface has to be ready to hold it. The leaks have to be fixed first, or the colour is a costume on a wet ceiling.
Restoration is what we sell when the waterproofing details are the actual problem. On a tiled Melbourne roof those details are the ridges and hips, the valleys, the flashings, and a tile body that is still hard. The coating comes after that work, as the face of the system. What a 2026 painting quote has to name
Start with the substrate. Tile and metal are different coatings, different prep and different failure modes. A membrane sold for porous concrete is the wrong conversation on a glazed terracotta that should have stayed closer to its original face, and it is the wrong conversation on Colorbond that needs a metal system. The product name belongs on the page. “Premium coating” is not a product.
Then the repairs that have to happen before any colour. Broken tiles, a short ridge repair, a lifted flashing, a tired screw line on metal: each one is either in the paint quote or it is excluded in writing. Exclusion is allowed. Pretending the item does not exist is not. If the exclusion list is longer than the coating, you do not have a paint job. You have a restore that someone is trying to sell in pieces, and the pieces will not add up to a dry roof.
Prep is part of painting. It is not a separate hobby and it is not a wash tutorial we are publishing here. Dust, growth and a chalky face are why coatings fail. The quote should say the surface is prepared to take the specified system. It should not invite you to pressure-wash the roof yourself over a weekend and then call us for a cheap topcoat. Owner-applied water at the wrong pressure is how tiles crack, how coatings are blamed for a dirty bed, and how suspected asbestos cement gets disturbed. We do not paint a roof we have not agreed is safe and sound.
Where the dollars get confused
People compare a single number. In 2026 that habit is expensive. A restore planned around $4,000–$12,000 includes mechanical work a paint-only quote may never mention. A paint quote can sit under that band, inside it, or overlap the top of it once the roof is large, steep or two storeys. Overlap is not proof the products match. A $9,000 coat with no ridge scope and a $9,000 restore with re-bedding, repointing and a tile allowance are different roofs at handover. Five years later they are even more different.

Use the painting cost guide when you are actually buying a coating and you want the planning ranges for that product. Use a restore quote when the table’s middle column is full of gaps and the roof still has a hard tile body. Use replacement when the body is finished. Replacement commonly starts from about $20,000. Paint is not a discount replacement.
Metal, tile and the roofs we will not coat
A metal re-coat is still painting. It wants a specified system, attention to fixings and flashings, and a roof that is not rusted through. Washing an existing Colorbond roof and calling it maintenance is not this article, and it is not a replacement. If the sheets are finished, the honest product is a new roof.
Tile painting assumes the unit will hold the film. A crumbling concrete field, or a heritage glaze that should not wear a heavy modern coat, is a reason to stop. We would rather lose the paint job than put colour on a roof that needs ridges first. Suspected asbestos cement is a hard stop. We do not coat it, drill it or pressure-wash it. We inspect and refer licensed removal. Two storeys, a steep pitch and solar still change a paint invoice, because those bays take longer even when the product is only a coating.
How to read a warranty on paint
A coating warranty covers the coating on the terms written, if the surface was suitable and the system was applied as specified. It does not cover a ridge that was never reset. It does not cover a tile that was already breaking. It does not cover water that was already in the roof space. Roof Revival Melbourne will attach a warranty to the product we actually sold. Ask three questions before you sign. What is the product name? Which repairs are in, and which are out? Is anyone calling this a restoration? If the third answer is yes and the ridge line is blank, you are looking at paint. Pay for paint if that is what the roof needs. Pay for the system if it does not.
