The cheapest roof quote versus the scope it left out

The cheapest Melbourne roof quote is often the one with the gaps. A small total can mean a small job, or it can mean ridges, tiles, valleys and access were never written down. Roof Revival Melbourne compares the scope. The bold number comes second.

The short version

A scope gap is work the roof needs that the quote does not name. The total looks disciplined. The roof at handover still has powder pointing, a cracked field, a rusty valley, or a bay hidden under solar. You did not buy a cheaper version of the same restore. You bought a shorter visit, and the leak kept the rest of the invoice for later. Sometimes later is a variation. Sometimes later is a ceiling.

The job people are usually trying to buy is roof restoration in Melbourne. A standard home is planned around $4,000–$12,000 when the quote includes the system: inspect, tile allowance, re-bed and repoint, prep, and a specified coating. A number well under that band can be right for a short repair. It can also be a coat with the system missing. Replacement commonly starts from about $20,000 when the field is finished. A cheap restore on a finished roof is another gap: the wrong product, priced to win. We do not beat a gap by shrinking our scope. We show you the missing lines. We do not price the suburb.

How a low number is manufactured

The pattern is consistent. The quote uses the word restoration, or a close cousin like rejuvenation, and then describes a colour. Ridges are “checked” rather than re-bed. Broken tiles are “replaced if needed” with no count. Valleys are not mentioned. Flashings are not mentioned. Access is not mentioned, even on a two-storey house. Solar is not mentioned, even when the photos show an array. Prep is a single word, with no statement that the coating is going onto a prepared face. The warranty is long. The inclusions are short.

None of those omissions is an accident you have to prove in court. You only have to read. If the line is absent, the price did not include it. Contractors who intended to do the ridges write the ridges down, because that is where their cost sits. Contractors who intended to spray write a spray price and borrow the restore vocabulary so the quote looks like the neighbour’s proper job. Roof Revival Melbourne will lose that comparison on the total and win it on the page. If your roof only needs the short job, we will say that too, and the low number will be ours, with the exclusions visible.

The gaps that show up after the first wet winter

Open ridges are the expensive classic. Bedding that was left in place keeps powdering. New colour makes the caps look finished from the driveway. Water still enters at the hip you could not see from the footpath. The coating warranty does not become a bedding warranty because the brochure used both words. Tile gaps are next. A handful of obvious breaks get swapped. The crazed units, the ones with a soft body, stay. They fail in the next hail or the next hot week, and the “tiles included” sentence turns out to have meant a token box.

Valleys and flashings are the quiet gaps. A restore that paints over a tired valley tray has decorated the leak. A flashing left lifted at a wall will wet the same corner the coating photos made look new. Gutters are often assumed. If they are blocked or split, they are not a free extra inside a roof quote that never named them. Disposal of broken tiles and old pointing is small beside a replacement skip, and it is still a line. “Left on site” is how your garden becomes the tip.

Solar is a gap we see more every year. The quote says the whole roof. The method leaves the panels down. The bays underneath keep the old pointing and the old dirt. Those bays are where the next leak is blamed on “the restore that did not last.” It lasted exactly as far as the scope reached. Access gaps show up as rushed high hips. If edge protection was never in the price, the awkward ridge is the one that gets a quick smear or gets skipped. You cannot see that from the invoice. You can see the missing line before you sign.

A comparison that survives a sales call

Put both quotes on the table and tick the same rows. Do not start with the totals. The totals are the last column, and they only mean something when the rows match.

Scope lineComplete quoteGap dressed as a saving
Re-bed and repointRuns named“Check ridges” or silence
Broken tilesAn allowance with a count“If needed,” no number
Prep before coatingSurface made ready for the named systemA coat described as the whole job
Valleys and flashingsRepair or replace, in writingNot on the page
Access and storeysHeight and protection includedA single-storey price on a taller house
SolarLift and the bays under the array, or a clear exclusion“Whole roof” with panels left down
Product nameRestore, repair, or paint, said plainlyRestore language on a paint scope

When the rows match, choose on price, program and who will actually do the work. When the rows do not match, the cheaper total is not the better buy. It is a different roof. The $4,000–$12,000 band is only a planning range for a standard restore with those rows filled in. A quote under the band that still fills the rows may be a smaller roof, and that can be the right spend. A quote under the band with empty rows is the gap.

Fair cheap versus false cheap

Fair cheap exists. A sound tile roof with one failed valley and a dry roof space does not need a full-band restore to satisfy a template. Roof Revival Melbourne will scope the repair. The quote will look smaller because the work is smaller, and the exclusions will be as clear as the inclusions. False cheap borrows the full-job name. It often arrives without an on-roof inspect. If we have not been on the roof, we do not have a final number. A suburb is not a quote. A very low replacement figure can hide the same trick if disposal, battens, sarking and flashings are left for later. Compare the product first, then the lines. A restore and a re-roof are not two bids on one scope.

Variations are where gaps send their bill

Some variations are legitimate. Timber hidden under tiles, or a valley worse than the edge we could see, can justify a stop-and-show. A gap is different. It is the item that was visible on the inspect and still missing from the page, then presented as a surprise once the deposit is paid. Ask for the missing rows in writing before you accept. If the answer is only verbal, it is not in the price. Roof Revival Melbourne puts the answer on the quote. If we need a provisional line because we genuinely cannot see the full extent, we call it provisional.

What we put on a restore quote so the total can be checked

We name the product: repair or full restore. We name the ridges and hips we are re-bedding. We name a tile allowance and the coating that follows prep. Prep belongs inside the job. It is not a wash tutorial and it is not the product. We name valleys, flashings, access and solar, and we exclude them in words when they are sound. We say if the roof should be replaced instead. You can still prefer another company. Make them fill the same rows. The cheapest complete quote is a rational choice. The cheapest incomplete quote is how a roof gets painted twice and still leaks at the hip.

Typical inspect-to-scope process

  1. 1. Inspect the roof, not the postcode
  2. 2. List every line the roof actually needs
  3. 3. Mark inclusions and exclusions in the same document
  4. 4. Price that scope, even if another total looks lower
  5. 5. Do the lines you accepted, and stop there

Send the other quote if you want it read against this list. Call Roof Revival Melbourne on 0426 516 883 or email info@roofrevivalmelbourne.com.au with the suburb, storeys and two roof photos. We will tell you whether the cheap number is a small job or a missing one.

Questions

Because lines are missing. Ridges, tile swaps, valleys, access and disposal left off the page make a small number. They do not make a smaller roof.
Work the roof needs that the quote does not name. Powder pointing left in place, no broken-tile allowance, and a coat on an unprepared face are the usual gaps.
Line by line, on the same roof. A restore planned around $4,000–$12,000 and a coat-only price are different products even when one total is lower.
When the inspect shows a smaller job and every needed line is still written down. A low number is fair when the scope is complete. It is a gap when the scope is silent.
