The short version
Bayside air deposits salt on every surface that faces the weather, then dew dissolves it and the cycle repeats. Mild steel and cheap aluminium flashings powder. Lead aprons crack where they have been dressed too hard and then salted. Screw washers perish, and each fastener becomes a drip directly onto the top plate. The tiles or the Colorbond field can still look respectable from the beach road. The ceiling stain starts at the chimney, the skylight, or the ridge end, which is where the thin metal lived.
Inland roofs fail this way too, later, and usually at the mortar first. On the bay the metal details jump the queue. An inspection that only stares at the tile colour will offer a coating while the apron turns to lace.
Where the salt shows up
Start on the seaward elevation. Aprons at chimneys and parapets pick up spray and hold it in the fold. You see white crust, then pinholes, then a split you can slide a card through. Step flashings up a side wall do the same at the lowest step, where water sits. Ridge cappings on metal roofs lose their finish at the ends. Tile roofs lose the pointing that was meant to seal the cap, because salt and movement together powder the mortar faster than a Camberwell winter would.
Fasteners are the quiet version. A washer that has gone hard and split lets water down the screw. On a Hampton or Black Rock metal roof that can be the entire leak, repeated in a grid on the weather face, while the sheet is still a sheet. Replacing the fasteners and the failed flashing is a repair. Replacing the roof because the washers died is a mismatch, unless the sheet has started as well. Look at the sheet. Do not let the crust decide.

What a coating will not do
Painting the field does not replace an apron. A colour can make a salt-dulled tile roof look even, and the next southerly will use the hole in the lead or the aluminium that nobody changed. If the quote is a restore, the flashings have to be lines in it, with a note on the metal, not a hope that the coat will “seal the roof”. Coatings seal a face. Flashings join a face to a wall, a chimney, or a gutter. Different objects.
There is a coating conversation that is real here: salt fades finishes, and a sound tile roof may want a system once the details are honest. Do the details first. A beautiful seaward pitch with the original cracked apron is a photograph of the wrong spend. The chimney flashing article is the inland version of the same joint. Gutters, fasteners, and the metals worth specifying
Gutters on this edge rust from the outside as well as the sole. A holed gutter is replacement. A salty but sound gutter is a clean, and the clean is not our product. Specify the replacement metal with the air in mind. The cheapest mild flashing is the one you will see again. We say so in the scope without turning the page into a metallurgy paper. You should see the words apron, washer, and gutter as separate lines, each kept or replaced.

Salt opens the old ones. Wind tests the new ones. Both belong in the inspection. If we only talk about corrosion, we will miss a geometry problem and you will leak with shiny metal.

A practical inspection on this edge
Seaward aprons, then the other aprons, then fasteners on metal, then mortar on tile, then the gutter steel. Photos of crust are not enough. Photos of holes and of the ceiling bay they feed are the scope. If the field is sound we repair the details and we leave the “new roof” sentence in the car. If the field is salt-cut at the laps, we say replacement and we mean the sheets, not a fear of the postcode.
